The gap
What's owed next to what the property is assessed at. Sort the whole list by it to find the cases with the most room.
How long it's been on the list
Every past listing and postponement. A case that has been pushed back for two years tells a different story than a new one.
Who's involved
The plaintiff, the defendant and their attorney, plus every other property the owner holds in the county.
The parcel itself
Liens, code violations, permits, zoning and the lots next door. It's the same record as everywhere else in Deedplat.
Questions
How often is the list updated?
Deedplat checks the Sheriff's Office twice a week and loads each new list as it's posted, along with status changes like postponements and cancellations.
Why do so many cases get postponed?
Owners often pay, settle or file for bankruptcy before the sale, and lenders postpone to keep talking. Deedplat keeps each case's full history so you can see the pattern.
Is this the same as a tax sale?
In Allegheny County, yes, mostly. Unpaid taxes and mortgage foreclosures both end at the sheriff sale. Most other Pennsylvania counties hold separate tax sales through a Tax Claim Bureau.
Can I bid through Deedplat?
No. Deedplat is for research. Bidding happens with the Sheriff's Office under its rules, which you should read before any sale.
