Tax sales
Alabama sells tax liens, not the property, at the first sale. The Madison County Tax Collector holds its Annual Tax Lien Sale online only through GovEase.com in the first week of May, with bids made on the lowest interest rate from 12% down to 0% simple interest a year, and payment in full by cash, certified funds or wire on sale day. A lien expires if it is not redeemed and the buyer does not start foreclosure within ten years of purchase.
Foreclosure sales
Most Alabama mortgage foreclosures are sold without a court case at a public auction run by the lender's attorney, after notice in a local newspaper. There is no county foreclosure auction calendar.
Assessed values
The Tax Assessor bases all assessments on ownership and status as of October 1 of each year, with homes assessed at 10% of value and most other property at 20%.
Transfer tax
Alabama charges a state deed tax of $0.50 per $500 of value (about $1 per $1,000) when a deed is recorded with the Probate Judge, and a separate mortgage tax of $0.15 per $100.
