How property is sold here

Mobile County follows Alabama's rules, with its own calendar and offices. Read the Alabama guide for how the state works.

Tax sales

Mobile County sells tax liens, not the property: since tax year 2019 the Revenue Commission has auctioned tax lien certificates instead of holding property tax sales. The auction is held once a year between March 1 and June 15, online only on GovEase (it opened May 11, 2026), with bidders bidding down the interest rate from 12% in 1% steps and a 10% deposit required to register. The list goes up on the Revenue Commission's website by late March and is advertised in the Call News; buyers get a tax lien certificate, not title, and must file a tax lien foreclosure within 10 years or the certificate expires.

Foreclosure sales

Alabama mortgage foreclosures are usually out-of-court sales under the power of sale in the mortgage, cried by the lender's agent at public outcry in front of the main (Government Street) entrance of the Mobile County Courthouse during the legal hours of sale. Notices run for several weeks in a local newspaper such as the Call News.

Assessed values

The Mobile County Revenue Commission appraises each parcel at fair market value and assesses property each year based on ownership and status as of October 1, with homestead and farm property taxed on 10% of value and most other property on 20%.

Transfer tax

Alabama's deed tax is $0.50 per $500 of value (0.1%) and its mortgage tax is $0.15 per $100 of debt, and the City of Mobile adds no separate transfer tax.

Worth knowing

Mobile is the county seat and largest city; there are 11 cities and towns in the county, including Prichard, Saraland and Dauphin Island.

Worth knowing

Taxes are due October 1 and become delinquent after December 31, and owners can pay until 5 p.m. the Friday before the lien auction to stay off it.

Worth knowing

Tax liens that do not sell at auction can be bought later by private sale from the Revenue Commission unless redeemed.
