Where the records are

The county offices an investor deals with in Anchorage Municipality, and what each one puts online.

Deeds and mortgages

Alaska State Recorder's Office, Anchorage Recording District. Recorded documents can be searched free online by name, date, document number, book and page, plat, survey or subdivision, with document images viewable on the state site and copies orderable online.

Owners and values

Municipality of Anchorage Property Appraisal Division. Owner, value and property details are free on the Municipality's online property search.

Tax sales

Municipality of Anchorage Real Estate Department (Heritage Land Bank), with the Treasury Division's Municipal Tax Office. The Real Estate Department posts the yearly Notice of Foreclosure booklet, the list of tax-foreclosed properties for sale, property profiles with title reports, and past sale results free online.

Foreclosure sales

Private trustees under Alaska deeds of trust (no county sheriff sale office). Most Anchorage mortgage foreclosures are trustee sales, and notices of default are recorded with the Anchorage Recording District and published in local newspapers.

Parcel maps

Municipality of Anchorage GIS (Property Info map). The Municipality's free online map lets you find a property on a map and see parcel information.

How property is sold here

Anchorage Municipality follows Alaska's rules, with its own calendar and offices. Read the Alaska guide for how the state works.

Tax sales

Alaska does not sell tax liens; the Municipality of Anchorage forecloses on property with unpaid taxes or special assessments, takes title by court order, and later sells it. Each May it publishes a Notice of Foreclosure booklet of delinquent parcels, and once the Anchorage Assembly approves a list of tax-foreclosed properties, the Real Estate Department holds a sealed bid sale with minimum bids posted online (in 2026 sales were held in June and September 16). The former owner can buy the property back at any time before it is sold, and can claim any excess proceeds within six months of the sale.

Foreclosure sales

Anchorage has no county sheriff sale; most home foreclosures are nonjudicial trustee sales under deeds of trust, held as public auctions after a notice of default is recorded with the Anchorage Recording District and published in a local newspaper. Court-ordered foreclosures are much less common.

Assessed values

The Municipality of Anchorage's Property Appraisal Division values property at full and true value as of January 1 every year, and reports about 98,000 real property parcels for tax year 2026.

Transfer tax

Alaska has no real estate transfer tax, and the Municipality of Anchorage does not add one; buyers pay only the state Recorder's Office recording fees.

Land bank

The Municipality of Anchorage's Heritage Land Bank, part of its Real Estate Department, manages and sells or leases municipal land and also runs the sale of tax-foreclosed properties.

Worth knowing

Deeds are recorded with the State of Alaska Recorder's Office (Anchorage Recording District), not with a city or county office, while the Municipality handles values, property tax and tax foreclosure.

Worth knowing

Properties listed in the May Notice of Foreclosure are not yet for sale; only parcels the Assembly later approves are offered in the sealed bid sale.

Worth knowing

Anchorage has a Foreclosure Registry under AO 2019-9(S), which requires certain properties in foreclosure to be registered with the Municipality.
