How property is sold here
Maricopa County follows Arizona's rules, with its own calendar and offices. Read the Arizona guide for how the state works.
Tax sales
Arizona sells tax liens, not the property. Maricopa County holds its tax lien sale online once a year in February, and buyers bid down the interest rate they will accept, starting from the 16% maximum. Liens that do not sell are held by the state and can be bought later by assignment, and if a lien is not redeemed the buyer can sue in Superior Court to foreclose starting three years after the sale and no later than ten years.
Foreclosure sales
Most Arizona mortgage foreclosures are trustee sales held under a deed of trust, not court cases. Notices of trustee sale are recorded with the Maricopa County Recorder and can be searched online by document type.
Assessed values
The Assessor sets new values every year and mails Notices of Value between January 1 and March 1 for the following tax year, and the Limited Property Value used for taxes can rise no more than 5% a year.
Transfer tax
Arizona has no real estate transfer tax, but most deeds must be recorded with an Affidavit of Property Value unless an exemption applies.
Worth knowing
The Assessor sends Notices of Value to more than 1.7 million property owners, one of the largest rolls in the country.
