Where the records are

The county offices an investor deals with in Los Angeles County, and what each one puts online.

Deeds and mortgages

Los Angeles County Registrar-Recorder/County Clerk. The office does not put its real estate records or indexes online, so records from 1851 to the present are viewed by appointment at its Norwalk headquarters.

Owners and values

Los Angeles County Office of the Assessor. The county links the free Assessor Portal as its online property address search for parcel details.

Tax sales

Los Angeles County Treasurer and Tax Collector. Auction schedules, property lists and sold-property lists are posted free on the TTC website, and bidding is online through GovEase.

Foreclosure sales

Los Angeles County Sheriff's Department, Civil Management Bureau. The Sheriff posts its upcoming court-ordered real estate sales online for free with the date, case number, parcel number and address.

Parcel maps

Los Angeles County Enterprise GIS. The county GIS hub offers free map layers and data, including parcels, Assessor roll data and the Public Works Land Records Viewer.

How property is sold here

Los Angeles County follows California's rules, with its own calendar and offices. Read the California guide for how the state works.

Tax sales

California sells the property itself at tax-defaulted property auctions, not tax liens. Residential property becomes eligible after five years of unpaid taxes, and commercial property or vacant land after three years. Los Angeles County holds several online auctions a year through GovEase, such as the 2026B sale on October 17 to 20, 2026 and a follow-up sale on December 5 to 8, 2026, and posts the dates and property lists on the Treasurer and Tax Collector website.

Foreclosure sales

Most California mortgage foreclosures are trustee sales run privately by the lender's trustee, with notices recorded at the Registrar-Recorder. The Sheriff also sells real estate under court judgments at the Stanley Mosk Courthouse, 111 N. Hill Street, Room 125B, and lists those sales on its website.

Assessed values

Under Proposition 13, assessed values are set when a property sells or is newly built and can rise by no more than 2% a year, and the Assessor publishes a new roll every year.

Transfer tax

California has no state transfer tax, but the county charges $1.10 per $1,000, and the City of Los Angeles adds $4.50 per $1,000 plus Measure ULA taxes of 4% on sales over $5.4 million and 5.5% on sales of $10.9 million or more (from July 1, 2026); Pomona adds $2.20 per $1,000.

Worth knowing

The 2026 assessment roll covers 2,399,978 taxable real property parcels and $2.272 trillion in net taxable value, with the City of Los Angeles alone worth $926.1 billion.

Worth knowing

Recorded documents are not searchable online in Los Angeles County, so investors use the Norwalk office by appointment or a title company for deed research.

Worth knowing

Tax auction buyers must pay a deposit of the greater of $5,000 or 10% of their spending limit to GovEase, and a tax deed does not wipe out public liens such as PACE, weed abatement and demolition liens.
