Where the records are
The county offices an investor deals with in Placer County, and what each one puts online.
Deeds and mortgages
Placer County Clerk-Recorder. The Recorder's public index of official records can be searched online through CountyFusion, but scanned document images are not online; copies cost $2 for the first page and $1 for each added page ($4 certified).
Owners and values
Placer County Assessor. The Assessor's Assessment Inquiry shows property characteristics, roll values and Assessor maps when you enter the 12-digit assessment or fee parcel number.
Tax sales
Placer County Treasurer-Tax Collector, Land Sale Unit. The sale date, terms, current property list and past sale results back to 2013 are posted free on the Tax Land Sale page.
Foreclosure sales
Private trustees (notices recorded with the Placer County Clerk-Recorder). Notices of default and notices of trustee sale are recorded documents that can be found by name in the Recorder's online public index.
Parcel maps
Placer County Assessor Maps and County GIS. The Assessor's Index Map Search shows parcel maps, including historic maps, and the county GIS system adds more land information; printed maps can also be viewed or bought at the Assessor's counter.
How property is sold here
Placer County follows California's rules, with its own calendar and offices. Read the California guide for how the state works.
Tax sales
California sells the property itself, not tax liens. The Placer County Treasurer-Tax Collector holds an in-person public auction of tax-defaulted land, most recently on October 21, 2026, in the Jeff Brown Room of the Health and Human Services Building, 11434 B Avenue, Auburn; bidders register that morning from 8 AM with a $2,500 refundable deposit, and you must be present to bid. The sale is advertised in an Auburn newspaper about three weeks before and on the Tax Land Sale page, buyers pay in full plus transfer tax and recording fees (a credit plan is offered on bids over $5,000), and all sales are final.
Foreclosure sales
Most Placer County home foreclosures are private trustee sales under a deed of trust, with the notice of default and notice of trustee sale recorded with the County Clerk-Recorder.
Assessed values
Under Proposition 13 values reset to market only on a sale or new construction and otherwise rise no more than 2% a year, with the Placer County Assessor's roll set each January 1.
Transfer tax
Placer County charges a documentary transfer tax of $0.55 per $500 of the sale price (about $1.10 per $1,000), due when the deed is recorded; the county does not list a separate Roseville city transfer tax.
Worth knowing
The Placer County Clerk-Recorder has offices in both Auburn (2954 Richardson Drive) and Rocklin (3715 Atherton Road), and documents are mailed to the Rocklin office.
Worth knowing
Placer County's tax land sale is held in person, unlike many California counties that auction online; mail, phone and fax bids are not accepted.
Worth knowing
Parcels not sold at the tax sale are offered again at a later sale unless the owner redeems them first.
