Where the records are
The county offices an investor deals with in Sacramento County, and what each one puts online.
Deeds and mortgages
Sacramento County Clerk/Recorder. The online index of recorded documents goes back to 1849 and is free to search by party name and year, but document images cannot be viewed online; copies cost $8 for the first page and $1 for each added page ($9 certified).
Owners and values
Sacramento County Assessor. Assessed values and parcel data are free on the Assessor Parcel Viewer, but owner names are not online; the office looks up owners for up to 2 parcels a day by email or phone, or on public computers at 3636 American River Dr.
Tax sales
Sacramento County Department of Finance, Tax Collector, Tax-Defaulted Land Unit. Tax-defaulted property is sold online at sacramento.mytaxsale.com with a $5,000 deposit, and the auction list, removed list, terms of sale and excess proceeds lists are posted free on the Tax Sales page.
Foreclosure sales
Private trustees (notices recorded with the Sacramento County Clerk/Recorder). Notices of default and notices of trustee sale are recorded documents that can be found by name in the Recorder's free online index.
Parcel maps
Sacramento County Assessor Parcel Viewer. The free Assessor Parcel Viewer shows parcel maps, assessed values and land use codes, with values updated in early July and mid-September; ParcelQuest PQ Lite is also linked.
How property is sold here
Sacramento County follows California's rules, with its own calendar and offices. Read the California guide for how the state works.
Tax sales
California sells the property itself, not tax liens, and Sacramento County says plainly that it does not sell tax lien certificates. The Tax Collector's main tax-defaulted land auction is held online, normally on the last Monday in February, with a follow-up sale for unsold or postponed parcels in May or June; the next auction is set for February 2027. The auction list is posted in November or early December for the February sale and in April for the spring sale, and winning bidders pay in full within five business days plus the documentary transfer tax.
Foreclosure sales
Most Sacramento County home foreclosures are private trustee sales under a deed of trust, with the notice of default and notice of trustee sale recorded with the County Recorder.
Assessed values
Under Proposition 13 values reset to market only on a sale or new construction and otherwise rise no more than 2% a year; the 2026-27 roll, valued as of January 1, 2026, totaled $269.5 billion.
Transfer tax
Sacramento County charges a documentary transfer tax of $0.55 per $500 of value (about $1.10 per $1,000), and the City of Sacramento adds its own transfer tax of $2.75 per $1,000 of the price, for about $3.85 per $1,000 in the city, both paid when the deed is recorded; Elk Grove has no separate city tax listed.
Worth knowing
The City of Sacramento's separate 0.275% transfer tax has been collected by the County Clerk/Recorder at recording since September 1, 2013.
Worth knowing
Owner names are not on the Assessor's website, and the office will not search by owner name, so investors often use recorded deeds or ParcelQuest.
Worth knowing
Sealed bid sales of tax-defaulted parcels are open only to adjoining owners or easement holders, not the general public.
