Where the records are
The county offices an investor deals with in San Joaquin County, and what each one puts online.
Deeds and mortgages
San Joaquin County Assessor-Recorder-County Clerk, Office of the Recorder. The Grantor/Grantee index from January 1, 1968 to the present can be searched free online through the county's Self-Service Portal; documents back to 1851 are viewed at the Recorder's office in Stockton, with copies at $1 a page self-assisted.
Owners and values
San Joaquin County Assessor. Current and prior year assessed values can be searched free online by address, assessment number or fee parcel number.
Tax sales
San Joaquin County Treasurer-Tax Collector. Tax-defaulted property is auctioned online through Bid4Assets with a $5,000 deposit plus a $35 fee; sale results and excess proceeds lists are posted on the Tax Collector's Public Auction page.
Foreclosure sales
Private trustees (notices recorded with the County Recorder) and the San Joaquin County Sheriff for court-ordered sales. Notices of default and trustee sale are recorded documents that can be found by name in the Recorder's free online index; the Sheriff's fee schedule lists a $2,000 deposit to levy and sell real property, but no online list of Sheriff's sales was found.
Parcel maps
San Joaquin County GIS (sjmap.org) and Assessor Mapping. A free interactive GIS map with parcel information, plus Assessor parcel maps online in the Assessment Map Viewer; printed map copies cost $3 at the Assessor's Mapping Department.
How property is sold here
San Joaquin County follows California's rules, with its own calendar and offices. Read the California guide for how the state works.
Tax sales
California sells the property itself, not tax liens; parcels become subject to the Tax Collector's Power to Sell after taxes go unpaid five years. San Joaquin County holds its tax sale online through Bid4Assets, recently in March (March 11 to 12, 2026, and March 5 to 6, 2025) with a reoffer sale some years in May or July.
Foreclosure sales
Most San Joaquin County home foreclosures are private trustee sales under a deed of trust, with notices of default and trustee sale recorded with the County Recorder. Court-ordered sales of real property are handled by the San Joaquin County Sheriff, which charges a $2,000 deposit to levy and sell real property.
Assessed values
Under Proposition 13 values reset to market only on a sale or new construction and otherwise rise no more than 2% a year; the Assessor delivers the completed assessment roll to the Auditor-Controller each year by June 30.
Transfer tax
San Joaquin County charges a documentary transfer tax of $0.55 per $500 of value (about $1.10 per $1,000), excluding liens already of record, paid when the deed is recorded with the Recorder.
Worth knowing
Most properties listed for a San Joaquin County tax sale are paid off before bidding: of 125 items on the March 2026 list, 104 were redeemed, 15 removed and 4 sold, for a combined $680,577.
Worth knowing
Bid4Assets must receive the $5,000 bidder deposit by 1:00 p.m. Pacific one week before the tax sale, and owners can redeem until 5:00 p.m. the day before.
Worth knowing
The county's total tax roll was $116.1 billion for 2024-25, up 7.32% from the year before.
