Parcel maps
County of Ventura GIS, County View. The free County View map apps show parcels and other county layers, and parcel and boundary data can be downloaded free from the county's GIS data hub.
How property is sold here
Ventura County follows California's rules, with its own calendar and offices. Read the California guide for how the state works.
Tax sales
California sells the property itself, not tax liens: once taxes are five years delinquent on homes (three years on nonresidential property), the Treasurer-Tax Collector gains the power to sell. Ventura County holds one public auction of tax-defaulted property a year, online at Bid4Assets (the 2026 sale ran May 8 to 12), with a bid deposit required, a minimum bid of the back taxes plus sale costs and raises of at least $100. The list is posted on the Treasurer-Tax Collector's Current Auction page, and buyers get a tax deed mailed after recording, usually in eight to twelve weeks.
Foreclosure sales
Most California mortgage foreclosures are out-of-court trustee sales run by the lender's trustee, who records a notice of default and then a notice of trustee sale with the County Recorder and publishes the notice in a local newspaper before the auction. The county does not keep a list of these sales.
Assessed values
California values property at its purchase price under Proposition 13, raised by up to 2% a year, and the Ventura County Assessor certifies a new roll each year as of January 1 (the 2026-27 roll totals $194.4 billion).
Transfer tax
Ventura County charges a documentary transfer tax of $0.55 per $500 of value ($1.10 per $1,000), plus a $75 SB 2 housing fee on most recorded real estate documents, and no added city transfer tax was found for Oxnard, Simi Valley or Thousand Oaks.
Worth knowing
Ventura is the county seat; Oxnard is the largest city, and Simi Valley and Thousand Oaks are among the 10 cities in the county.
Worth knowing
The Clerk and Recorder has a second office in Thousand Oaks that is closed every other Friday; the main office is in the Government Center at 800 S. Victoria Ave., Ventura.
Worth knowing
The Treasurer-Tax Collector will add you to a tax sale mailing list by email, and nonprofits and public agencies can buy some tax-defaulted parcels before the auction through Chapter 8 agreements.
