How property is sold here

Alachua County follows Florida's rules, with its own calendar and offices. Read the Florida guide for how the state works.

Tax sales

Florida sells tax certificates first and the property itself later. The Alachua County Tax Collector sells certificates on unpaid property taxes each year in an online sale at lienhub.com, and a certificate holder can later apply for a tax deed. The Clerk of the Court then auctions the property online at alachua.realtaxdeed.com starting at 10:00 AM, with the sale calendar and list of lands available posted on that site.

Foreclosure sales

Foreclosure sales in Alachua County are clerk's online auctions at alachua.realforeclose.com, where bidders must deposit 5% of their maximum bid and pay the balance by the end of the next business day. Notices of sale are published by the foreclosing attorneys and listed on the auction calendar.

Assessed values

The Alachua County Property Appraiser values all property each year as of January 1, which sets ownership, value and exemptions for that year's tax roll.

Transfer tax

Florida charges documentary stamp tax on deeds of $0.70 per $100 of the sale price, and Alachua County adds no local surtax, so the rate is the same in Gainesville.

Worth knowing

The county has nine cities: Alachua, Archer, Gainesville, Hawthorne, High Springs, La Crosse, Micanopy, Newberry and Waldo.

Worth knowing

Gainesville is home to the University of Florida, so student rentals are a large part of the local market.

Worth knowing

Liens such as current-year taxes or superior mortgages can survive a foreclosure sale, and the Clerk warns that title is not guaranteed.
