How property is sold here
Brevard County follows Florida's rules, with its own calendar and offices. Read the Florida guide for how the state works.
Tax sales
Florida sells tax certificates (liens) first and the property later through tax deeds. Brevard County taxes go delinquent April 1, unpaid items are advertised in the local newspaper for three weeks in May, and the Tax Collector holds the certificate auction on or before June 1 through LienHub, where bidders compete on interest rates from 18% down to 0%. If a certificate is not redeemed within two years of its issue date, the holder can start a tax deed sale, and the Clerk auctions the property online on its RealForeclose site.
Foreclosure sales
Foreclosure sales in Brevard County are run by the Clerk of Court, not the sheriff. They are held online on RealForeclose on Wednesdays starting at 11:00 a.m. (except legal holidays), and the scheduled cases are listed on the Clerk's Foreclosure Sales List Portal.
Assessed values
The Property Appraiser values all property every year as of January 1, as Florida law requires.
Transfer tax
Florida charges documentary stamp tax of $0.70 per $100 of the sale price on deeds, paid when the deed is recorded, and Brevard County adds no local surtax.
Worth knowing
The Clerk has offices in Viera, Titusville, Melbourne, Palm Bay and Merritt Island; the county seat is Titusville but the main government center is in Viera.
Worth knowing
Foreclosure court files usually show only the legal description, not the street address, so match parcels through the Property Appraiser before bidding.
Worth knowing
Government liens that are not paid from the overbid survive a Brevard tax deed sale, so check Official Records before buying.
