How property is sold here

Broward County follows Florida's rules, with its own calendar and offices. Read the Florida guide for how the state works.

Tax sales

Florida sells tax certificates first, then the property itself at tax deed sales. Broward taxes unpaid after the April 1 delinquency date are sold as tax certificates on or before June 1, with investors bidding down the interest rate and unsold certificates going to the county at 18%. Two years after the taxes became delinquent, a certificate holder can apply for a tax deed, and the property is then sold to the highest bidder at an online tax deed auction at broward.realtaxdeed.com, with notices posted at browardcountylegalnotices.com.

Foreclosure sales

Florida mortgage foreclosures go through the courts, and the Broward Clerk of Courts sells the property in online foreclosure auctions at broward.realforeclose.com. The winning bidder must pay the balance by noon the next business day, plus documentary stamps of $0.70 per $100 on the final bid.

Assessed values

The Property Appraiser reassesses all property every year as of January 1, based on qualified sales from the prior calendar year.

Transfer tax

Florida's documentary stamp tax on deeds is $0.70 per $100 of the sale price in Broward County, and Broward has no added county surtax.

Worth knowing

Almost all of Broward is inside its 31 cities; unincorporated land held only about $1.6 billion of the county's $336 billion July 1, 2026 taxable value.

Worth knowing

Fort Lauderdale is the largest tax base in the county, at about $67.5 billion of 2026 taxable value, followed by Hollywood and Pompano Beach.

Worth knowing

Broward now has a separately elected Tax Collector at browardtax.org, while recording and tax deed auctions remain with the county's Records, Taxes and Treasury Division.
