How property is sold here
Duval County follows Florida's rules, with its own calendar and offices. Read the Florida guide for how the state works.
Tax sales
Florida sells tax certificates (liens) first and the property later through tax deeds. The Duval County Tax Collector holds one online tax certificate sale each year at lienhub.com/duval, set for May 27 in 2026, with bidder registration opening in early May and deposits due five business days before the sale. If a certificate is not redeemed within two years, the holder can apply for a tax deed, and the Clerk of Court auctions the property online at duval.realtaxdeed.com, with a deposit of 5% or $200 due by 4:00 PM the day before the sale and the balance by 4:00 PM the next business day.
Foreclosure sales
Foreclosure sales in Duval County are run by the Clerk of Court online at duval.realforeclose.com, not by the sheriff. Bidders must post a 5% deposit before the auction starts and set up final payment by 4:00 PM on the sale day.
Assessed values
The Property Appraiser sets values every year as of January 1, with homestead increases limited by Florida's Save Our Homes cap.
Transfer tax
Florida charges documentary stamp tax of $0.70 per $100 of the sale price on deeds, and Duval County adds no local surtax.
Worth knowing
The City of Jacksonville and Duval County are a consolidated government, so the Property Appraiser, Tax Collector and GIS sites are on jacksonville.gov and coj.net.
Worth knowing
Tax deed properties that get no bid go on the Clerk's List of Lands Available, and 90 days after the sale anyone may buy them for the opening bid plus omitted taxes.
Worth knowing
Certificate holders may not contact property owners about the taxes until two years after April 1 of the year the certificate was issued.
