How property is sold here

Hillsborough County follows Florida's rules, with its own calendar and offices. Read the Florida guide for how the state works.

Tax sales

Florida sells tax certificates first, then tax deeds. The Hillsborough County Tax Collector holds its tax certificate sale online on or before June 1 each year, and in 2025 it offered 17,491 certificates with a weighted average winning rate of 2.46%. If the owner has not paid within 2 years, the certificate holder can apply for a tax deed, and the Clerk then sells the property at online tax deed auctions held Thursdays at 10 a.m., with a deposit of 5% of the bid or $200, whichever is greater.

Foreclosure sales

Hillsborough County foreclosure sales are clerk's online auctions held every weekday, Monday through Friday, at 10 a.m. on the Clerk's RealAuction site. Bidders must register and post a deposit of 5% of their expected high bid before the sale, and the list of scheduled sales is on the same site.

Assessed values

The Hillsborough County Property Appraiser must assess all property as of January 1 every year, and TRIM notices with proposed values are mailed in August.

Transfer tax

Florida's documentary stamp tax on deeds is 70 cents per $100 of the price in Hillsborough County, and there is no county surtax, since the surtax applies only in Miami-Dade County.

Worth knowing

Unsold tax certificates go to the county and can be bought later at a date set by the Tax Collector.

Worth knowing

Tax certificates are valid for 7 years, and a certificate with no tax deed application in that time is cancelled and the investment is lost.

Worth knowing

Tax deed sale lists show only folio numbers, so bidders must research each property themselves on the Property Appraiser and Clerk sites.
