Tax sales

Unpaid Indian River County property taxes become delinquent April 1, and the Tax Collector must sell tax certificates on them on or before June 1 each year in an online sale at lienhub.com/county/indianriver. If a certificate is not redeemed, the holder can apply for a tax deed, and the Clerk of Court auctions the property online at indianriver.realtaxdeed.com after advertising it once a week for four weeks. Winning tax deed bidders must post a 5% or $200 deposit and pay the balance by 10:00 AM the next business day.

Foreclosure sales

Foreclosure sales are run by the Clerk of Court online at indian-river.realforeclose.com, not by the sheriff. Sale dates and properties are listed on that site's auction calendar.

Assessed values

The Property Appraiser sets new values every year as of January 1, with homestead increases limited by the Save Our Homes 3% cap and other properties by a 10% cap.

Transfer tax

Florida charges documentary stamp tax of $0.70 per $100 of the sale price on deeds, and Indian River County adds no local surtax.

Worth knowing

Tax deed properties that do not sell are listed by the Clerk as Land Available for Taxes, and buyers must call the Tax Collector at 772-226-1338 for the current price.

Worth knowing

The county has five cities and towns: Vero Beach, Sebastian, Fellsmere, Indian River Shores and Orchid; much of the county is unincorporated.
