How property is sold here

Lee County follows Florida's rules, with its own calendar and offices. Read the Florida guide for how the state works.

Tax sales

Florida sells tax certificates (liens) first and the property later through tax deeds. Lee County taxes go delinquent April 1, delinquent parcels are advertised once a week for three weeks, and the Tax Collector holds one online certificate auction each year around June on lienhub.com, with interest bids starting at 18% and dropping in 0.25% steps. A certificate holder can apply for a tax deed through lienhub.com two years after April 1 of the year the certificate was issued, and the Clerk then auctions the property online on RealAuction with a deposit of $200 or 5% of the bid, whichever is greater, and the balance due by 1 p.m. the next business day.

Foreclosure sales

Foreclosure sales in Lee County are run by the Clerk of Courts, not the sheriff. Most are held online at various times through the week with calendars posted on the auction site, and courthouse sales, when a judgment calls for one, are held on Tuesdays at 11 a.m.

Assessed values

The Property Appraiser values all property every year as of January 1.

Transfer tax

Florida charges documentary stamp tax of $0.70 per $100 of the sale price on deeds, paid when the deed is recorded, and Lee County adds no local surtax.

Worth knowing

Lee County has six incorporated places: Cape Coral, Fort Myers, Bonita Springs, Sanibel, Fort Myers Beach and Estero. Large areas such as Lehigh Acres are unincorporated.

Worth knowing
