How property is sold here

Leon County follows Florida's rules, with its own calendar and offices. Read the Florida guide for how the state works.

Tax sales

Florida sells tax certificates (liens), not the property, at the yearly Leon County Tax Collector sale, which is held online at leontaxsale.wfbsusa.com after the parcel list is published in early to mid May; bidding starts at 18 percent interest and goes down in quarter-point steps, and no deposit is required. After a certificate holder has waited at least 22 months from delinquency, they can apply for a tax deed, and the Clerk then sells the property itself at an online tax deed auction at leon.realtaxdeed.com. The Clerk posts sale dates on that site's calendar and lists unsold parcels on its Lands Available list.

Foreclosure sales

Leon County mortgage foreclosure sales are online Clerk auctions at leon.realforeclose.com, where you register to see the sale calendar and final judgments. Winning bidders post a 5 percent deposit and pay the balance by 4:30 PM ET on the sale day, and notices of sale also run in a local newspaper for 2 weeks.

Assessed values

The Leon County Property Appraiser values every parcel each year as of January 1 and mails proposed values and taxes on TRIM notices each August.

Transfer tax

Florida documentary stamp tax on deeds is 70 cents per $100 of price (0.70 percent), with 35 cents per $100 on mortgages plus a 0.2 percent intangible tax, and Leon County adds no surtax.

Worth knowing

Tallahassee is the only incorporated city in Leon County, so most investor activity is in the city or unincorporated county.

Worth knowing

A tax deed sale wipes out mortgages and most private liens but not government liens, while a mortgage foreclosure sale may leave other liens in place, so run a title search before bidding.

Worth knowing

Tax deed parcels with no bidder after the second offering go on the Clerk's Lands Available list and escheat to the county if unsold after 3 years.
