How property is sold here
Miami-Dade County follows Florida's rules, with its own calendar and offices. Read the Florida guide for how the state works.
Tax sales
Florida sells tax certificates first, then the property itself at tax deed sales. The Miami-Dade Tax Collector holds its tax certificate sale online beginning June 1 each year, and interest on a certificate runs from June 1 until the taxes are paid. A holder can apply for a tax deed through Lien Hub starting 22 months after the year the certificate was issued and before seven years, and the Clerk then sells the property in an online tax deed auction at miamidade.realforeclose.com.
Foreclosure sales
Florida mortgage foreclosures go through the courts, and the Miami-Dade Clerk sells the property in online foreclosure auctions at miamidade.realforeclose.com. Upcoming sales and court files are listed on that auction site, and lis pendens filings can be searched on the Clerk's site.
Assessed values
The Property Appraiser values all property every year as of January 1, sends preliminary taxable values to taxing authorities on July 1, and certified the 2026 tax roll on October 16, 2026.
Transfer tax
Miami-Dade has its own documentary stamp tax rate of $0.60 per $100 of the sale price, lower than the $0.70 charged in every other Florida county, plus a county surtax of $0.45 per $100 on every deed except one that transfers only a single-family home.
Worth knowing
Miami-Dade is the only Florida county with a different doc stamp rate: $0.60 per $100, plus a $0.45 surtax on any deed that does not transfer only a single-family home.
Worth knowing
The county has 34 cities, towns and villages, but the largest single tax area is unincorporated Miami-Dade, with about $144 billion of 2026 taxable value, more than the City of Miami's $110 billion.
Worth knowing
Miami-Dade now has an elected Tax Collector with its own website, mdctaxcollector.gov, separate from the county government site.
