How property is sold here

Pinellas County follows Florida's rules, with its own calendar and offices. Read the Florida guide for how the state works.

Tax sales

Florida sells tax certificates (liens) first and the property later through tax deeds. The Pinellas County Tax Collector holds one online tax certificate sale each year on RealAuction, by June 1 as state law requires, after advertising unpaid parcels once a week for three weeks; certificates go to the bidder who accepts the lowest interest rate, and unsold ones are struck to the county and offered from the first business day of September. Two years after delinquency a holder can apply for a tax deed, and the Clerk auctions the property online at pinellas.realtaxdeed.com, usually 3 to 6 months later, starting at 11:00 AM on scheduled sale days shown on the site's calendar.

Foreclosure sales

Foreclosure sales in Pinellas County are run by the Clerk of the Circuit Court as online auctions, not by the sheriff. Sale dates and properties are posted on the Clerk's online foreclosure auction calendar.

Assessed values

The Property Appraiser sets values every year as of January 1 and inspects every property at least once every five years, as Florida law requires.

Transfer tax

Florida charges documentary stamp tax of $0.70 per $100 of the sale price on deeds, and Pinellas County adds no local surtax.

Worth knowing

Pinellas County has 24 cities and towns, led by St. Petersburg and Clearwater, and about 437,500 parcels on the 2026 tax roll.

Worth knowing

Newly recorded deeds can take 4 to 6 weeks to show up on the Property Appraiser's site, so check the Clerk's Official Records first for recent sales.

Worth knowing

The Property Appraiser's site has storm damage tools, including a lookup of each building's FEMA 50% value, which matters when buying a damaged coastal property to repair.
