How property is sold here
Chatham County follows Georgia's rules, with its own calendar and offices. Read the Georgia guide for how the state works.
Tax sales
Georgia sells the property itself through a tax deed, not a lien. The Chatham County Tax Commissioner holds tax sales on the first Tuesday of the month when scheduled, starting at 10 a.m. in the Bryan Room on the second floor of the Savannah Civic Center, with the next sale on November 3, 2026, and lists are posted on the Tax Commissioner's website. Buyers get a Sheriff's Tax Deed that the owner can redeem, and after 12 months the buyer can foreclose the right of redemption, while judicial in-rem sales give full title at the sale.
Foreclosure sales
Most Georgia mortgage foreclosures are non-judicial power of sale auctions held on the first Tuesday of the month at the county courthouse. Notices are published in Chatham County's legal organ, the Savannah Morning News, in the weeks before the sale.
Assessed values
The Board of Assessors values property every year as of January 1 and mails Notices of Assessment to owners each year.
Transfer tax
Georgia charges a real estate transfer tax of $1 for the first $1,000 and 10 cents for each additional $100, or $1 per $1,000, paid with the PT-61 form when the deed is recorded with the Clerk of Superior Court.
Land bank
The Chatham Savannah Land Bank Authority, set up by the City of Savannah and Chatham County, acquires vacant, blighted and tax delinquent properties and sells them for redevelopment and affordable housing.
Worth knowing
Tax sale buyers may not take possession of a property for 12 months after the sale, and title from a tax deed is defeasible until redemption is foreclosed.
Worth knowing
Payment at Chatham tax sales is due by 2 p.m. on the day of the sale in cash, money order or cashier's check.
