How property is sold here

Muscogee County follows Georgia's rules, with its own calendar and offices. Read the Georgia guide for how the state works.

Tax sales

Georgia sells the property itself at a tax sale, not a lien certificate, and the buyer gets a tax sale deed subject to the owner's right of redemption. In Muscogee County the Tax Commissioner, acting as deputy ex-officio sheriff, holds the sale in person on a first Tuesday a few times a year (March 3 and November 3 in 2026) from 10 a.m. at the C.E. "Red" McDaniel City Services Center, 3111 Citizens Way, Columbus, with payment in cash or certified funds due within two hours. The list is posted on the Tax Commissioner's Tax Sale List page and advertised in the legal newspaper, unsold parcels go back into rotation for later sales, and the office does not sell tax liens or lien certificates.

Foreclosure sales

Most Georgia mortgage foreclosures are out-of-court sales under a power of sale in the security deed, held on the first Tuesday of the month at the county courthouse after notice runs in the county's legal newspaper. Muscogee County does not post an online list of these sales.

Assessed values

The Muscogee County Board of Tax Assessors sets fair market value as of January 1 every year and mails annual Notices of Assessment, with property taxed on 40% of that value.

Transfer tax

Georgia's real estate transfer tax is $1 for the first $1,000 of the sale price and 10 cents for each added $100, about 0.1%, and Columbus adds no local transfer tax; a separate state intangible recording tax applies to long-term loans.

Land bank

The Land Bank Authority of Columbus, Georgia, founded in 1992, takes in vacant, abandoned and tax-delinquent property, and the city's Community Reinvestment Department lists city and land bank lots for sale by written proposal.

Worth knowing

Columbus and Muscogee County are one consolidated government, so the city and county offices are the same and Columbus is the only city in the county.

Worth knowing

The Tax Commissioner runs a free Tax Sale class for bidders before each sale (November 12, 2026 at the Columbus Public Library) and tells buyers to get legal advice first.

Worth knowing

The Clerk of Superior and State Courts is moving to the John D. Allen Judicial Center November 2 to 6, 2026, and deed room access is limited during the move.
