Foreclosure sales

How property is sold here
Richmond County follows Georgia's rules, with its own calendar and offices. Read the Georgia guide for how the state works.
Tax sales
Georgia sells the property itself at a tax sale, not a lien certificate, and the buyer gets a Sheriff's Tax Deed that the owner can redeem. The Richmond County Tax Commissioner, acting as ex-officio sheriff, holds sales on the first Tuesday of the month when scheduled, at 10 a.m. in person at the Municipal Building, 535 Telfair Street, Augusta (no sale on October 6, 2026; the next is November 3, 2026), with payment in cash, money order or certified check due within two hours. Lists are posted on the Tax Commissioner's Tax Sale Lists page and printed in the Thursday Augusta Chronicle for four weeks before the sale; regular sales carry a 12-month redemption period with a 20% premium, and judicial in rem sales a 60-day period.
Foreclosure sales
Most Georgia mortgage foreclosures are out-of-court sales under a power of sale in the security deed, held on the first Tuesday of the month at the county courthouse. In Richmond County the notices run in the legal organ, the Augusta Chronicle.
Assessed values
The Richmond County Board of Assessors values property at fair market value as of January 1 each year and mails annual assessment notices, with tax charged on 40% of that value under Georgia law.
Transfer tax
Georgia's real estate transfer tax is $1 for the first $1,000 of the sale price and 10 cents for each added $100, about 0.1%, and Augusta adds no local transfer tax.
Land bank
The Augusta, Georgia Land Bank Authority (AGLBA), founded in 1996, acquires tax-delinquent and abandoned property and lists its available parcels on aglba.org.
Worth knowing
Augusta and Richmond County are one consolidated government; Hephzibah and Blythe are the other two cities in the county.
Worth knowing
The Tax Commissioner runs a presale information session at 9:30 a.m. before each 10 a.m. tax sale.
Worth knowing
Tax sale buyers may not take possession or enter the property for 12 months after the sale, and the tax deed is not a fee simple deed until redemption is barred.
