How property is sold here
Ada County follows Idaho's rules, with its own calendar and offices. Read the Idaho guide for how the state works.
Tax sales
Idaho does not sell tax liens; after three years of unpaid taxes, Ada County takes the property by tax deed at a public hearing and then sells it at public auction. The auction is held within 14 months of the tax deed, and the 2022 tax year auction ran online from August 31 to September 3, 2026. The minimum bid is the taxes, late charges, interest and costs owed, and the Treasurer posts the current auction and notice on its Property Auction and Tax Delinquencies page.
Foreclosure sales
Court-ordered (judicial) foreclosures in Ada County end in a sheriff's sale at 10:00 AM on the front steps of the Ada County Public Safety Building, 7200 Barrister Dr. in Boise, with the full bid due in cash or certified funds at the sale and a six-month redemption period before the deed is issued. Notices are posted on the Sheriff's Legal Notices page; most mortgage foreclosures in Idaho are instead trustee sales under a deed of trust.
Assessed values
The Ada County Assessor sets a new market value on all taxable property every year, and assessment notices are mailed by the first Monday of June.
Transfer tax
Idaho has no real estate transfer tax, so there is no state, county or city tax on deeds in Boise or Meridian; buyers pay only Recorder's recording fees.
Worth knowing
The Ada County Recorder blocks deeds, liens, judgments, trust affidavits and powers of attorney from online viewing, so copies of those must be requested from the Recorder's Office at 200 W Front Street, Room 1207.
Worth knowing
Winning tax deed auction bidders must pay in full at the Treasurer's Office by 5:00 PM the day after the sale, by cash, cashier's check or wire.
Worth knowing
Owners can redeem a tax-deeded property up until the county sells it by paying all taxes, charges, interest and costs, and any excess sale proceeds go first to lienholders and then to the former owner.
