How property is sold here
Cook County follows Illinois's rules, with its own calendar and offices. Read the Illinois guide for how the state works.
Tax sales
Illinois sells the unpaid taxes, not the property, and a buyer who is not redeemed can later ask the court for a tax deed. The Cook County Treasurer holds an Annual Tax Sale of the prior year's delinquent taxes, and expects the next one in December 2026 after a 2026 state law allowed a delay. A Scavenger Sale of taxes delinquent three or more years is now held only when the Cook County Board orders one, with a minimum bid of $250 or half the tax due if that is less than $500.
Foreclosure sales
Illinois foreclosures go through the courts, and Sheriff foreclosure sales are held Monday through Friday at 1 p.m. on the lower level of the Daley Center, 50 W. Washington, outside Room 06. Buyers pay 10% at the sale and the rest within 24 hours, a judge must approve each sale, and lists are on the Sheriff's foreclosure sale website.
Assessed values
The Assessor reassesses one third of the county each year on a three-year cycle: the City of Chicago in 2024, the north and northwest suburbs in 2025, and the south and west suburbs in 2026.
Transfer tax
Illinois charges $0.50 per $500 of value, Cook County adds its own county transfer tax, and the City of Chicago adds $3.75 per $500 paid by the buyer plus a $1.50 per $500 CTA portion paid by the seller.
Land bank
The Cook County Land Bank Authority has acquired and returned more than 2,500 vacant and abandoned properties to use since 2014, and it sells from a daily-changing inventory and runs a Tax Certificate Program.
Worth knowing
Chicago is inside Cook County, and the county's recorder of deeds is now part of the Cook County Clerk's Office at 118 N. Clark Street, Room 120.
Worth knowing
The Annual Tax Sale requires bidders to register and post collateral or a bond with the Treasurer's Office.
Worth knowing
After Board of Review appeals in the 2025 north suburban reassessment, commercial values were cut 14%, down from 20% in 2022, so homeowners' share of the tax base grew.
