How property is sold here

Kane County follows Illinois's rules, with its own calendar and offices. Read the Illinois guide for how the state works.

Tax sales

Illinois sells the unpaid taxes, not the property, and a buyer who is not redeemed can later ask the court for a tax deed. The Kane County Treasurer holds one annual Real Estate and Mobile Home Tax Sale each fall; the 2026 sale is on Monday, October 26, 2026, with tax buyer registration from September 11 to October 9, 2026. Bidders must be physically present, check in between 8:30 and 9:00 a.m., and first-time buyers must use certified funds.

Foreclosure sales

Illinois foreclosures go through the courts, and the Kane County Sheriff holds foreclosure sales on the first and third Thursday of each month at 9:00 a.m. at the Sheriff's Office, 37W755 Route 38, St. Charles. Bidders register the morning of the sale, pay 10% down and the balance within 24 hours, each sale must be confirmed by the court, and the list is posted on the Sheriff's website.

Assessed values

Township assessors value property and the Supervisor of Assessments publishes each township's assessment changes in a local newspaper every year, which starts a 30-day appeal window to the Board of Review.

Transfer tax

Illinois charges $0.50 per $500 of value and Kane County adds $0.25 per $500, and the City of Aurora adds $3.00 per $1,000, paid by the seller, for property inside city limits.

Worth knowing

Aurora spans Kane, DuPage, Will and Kendall counties; this page covers the Kane County part, which includes downtown Aurora and Aurora Township, and Kane properties in Aurora appear often on the Sheriff's foreclosure list.

Kane County is also home to Elgin, St. Charles, Batavia and Geneva, the county seat, where the Recorder, Treasurer and Supervisor of Assessments share the Government Center at 719 S. Batavia Ave.
