How property is sold here
Will County follows Illinois's rules, with its own calendar and offices. Read the Illinois guide for how the state works.
Tax sales
Illinois sells the unpaid taxes, not the property. The Will County Treasurer holds its annual tax sale each December, with the 2026 sale set for December 1 after buyer registration closes November 13, and the unpaid tax list is published in the newspaper beforehand. Owners have 2.5 years to redeem most homes with fewer than 6 units and 1 year for vacant, commercial, industrial and 7+ unit property, and taxes no one buys go to the county's tax agent, Joseph E. Meyer and Associates, which later sells deeded properties by sealed bid auction.
Foreclosure sales
Illinois foreclosures go through the courts, and the Will County Sheriff's Foreclosures Department at the Will County Courthouse, 100 West Jefferson Street in Joliet, conducts the sheriff sales. Upcoming sales are listed on the Sheriff's online foreclosure portal.
Assessed values
Township assessors set values and the Supervisor of Assessments applies a yearly equalization factor, with a full reassessment every four years under Illinois law.
Transfer tax
Illinois charges $1.00 per $1,000 and Will County adds $0.50 per $1,000, and Joliet adds a city transfer tax of $3.00 per $1,000 paid by the seller, for $4.50 per $1,000 in Joliet.
Worth knowing
The Treasurer bills about 278,488 parcels a year.
Worth knowing
Naperville sits mostly in DuPage County, so check which county a Naperville parcel is in before searching records.
Worth knowing
After the tax sale, sold taxes can only be redeemed through the Will County Clerk's Tax Redemption Department, not the Treasurer.
