How property is sold here

Allen County follows Indiana's rules, with its own calendar and offices. Read the Indiana guide for how the state works.

Tax sales

Indiana sells tax liens, not the property itself: the buyer gets a tax sale certificate and can apply for a tax deed only if the owner does not redeem within one year. Allen County holds one tax sale a year, online only through GovEase; the 2026 sale was September 16, with registration open September 2 to 15 and a minimum bid of all delinquent taxes through the November installment plus $620 in costs. Some unsold properties are later deeded to the Allen County Community Development Corp (ACCDC) for resale.

Foreclosure sales

Allen County Sheriff sales of foreclosed property are held in person at the Allen County Courthouse, 715 S. Calhoun St., Fort Wayne, generally Tuesday through Thursday at 2:00 PM, with open bidding that starts at the plaintiff's bid. Monthly sale lists are posted on the Sheriff's website, in the Mortgage Foreclosure Book in Room 100, on the courthouse public notice board and in the local newspaper, and winners must pay in full by cashier's check right after bidding.

Assessed values

Indiana requires every property to be revalued from sales every year (annual trending), and every parcel is also physically inspected once in a four-year cyclical reassessment, one quarter each year.

Transfer tax

Indiana has no real estate transfer tax; in Allen County a deed needs a sales disclosure form with a $25 fee to the Recorder and a $10 per parcel fee to the Auditor.

Land bank

The Allen County Community Development Corp (ACCDC) takes tax sale properties that did not sell, mostly vacant residential lots, and offers them for bid; it lists none available until mid-March 2027.

Worth knowing

Most of Fort Wayne is in Wayne Township, which has its own elected Township Assessor at the Rousseau Centre, 1 E. Main Street, separate from the county Assessor.

Worth knowing

Sheriff sale bidders must bring a notarized Sheriff Sale Affidavit (required by Indiana House Bill 1048 since July 1, 2022) and show proof of funds before bidding.

Worth knowing

Recorded documents are searchable online from 1970, and Tapestry name searches go back to 1950, but address or PIN searches may miss documents before 1995.
