How property is sold here
Marion County follows Indiana's rules, with its own calendar and offices. Read the Indiana guide for how the state works.
Tax sales
Indiana sells tax liens, not the property itself, and Marion County holds one online tax lien sale a year through GovEase; the 2026 sale ran October 13 to 16, starting with a segment open only to eligible nonprofits. The minimum bid is all taxes, penalties and special assessments due plus costs, and the owner has one year to redeem before the buyer can apply for a tax deed through the Auditor. The county also auctions county-owned surplus property online through GovEase, with a $1,000 bidder deposit.
Foreclosure sales
Marion County Sheriff sales of foreclosed property are held online through GovEase once a month (no sale in December), running from 10:30 AM to 4:00 PM with pre-bidding allowed. The sale lists are posted free on GovEase 30 days ahead, and bidders must pre-register at least one week before the sale.
Assessed values
Indiana adjusts assessed values every year (trending) based on recent sales, and about 25% of parcels are physically reassessed each year in a four-year cycle.
Transfer tax
Indiana has no real estate transfer tax; in Marion County the Assessor charges a $10 per parcel transfer fee and a $20 sales disclosure fee before a deed can be recorded.
Land bank
Vacant to Vibrant, run by the City of Indianapolis Department of Metropolitan Development, is the Indianapolis land bank and sells vacant and blighted properties to qualified developers, homesteaders and adjacent owners by application.
Worth knowing
Deeds and sales disclosure forms must be stamped by the Assessor's Office before the Recorder will record them, and sales disclosures are now filed through the Properly system at forms.properlytaxes.com.
Worth knowing
As of September 29, 2026, the Recorder's Office no longer provides forms or documents for recording.
Worth knowing
Tax sale parcels are listed by item number and parcel number, not address, so bidders should use the county's Tax Sale Viewer map to locate them.
