How property is sold here
Linn County follows Iowa's rules, with its own calendar and offices. Read the Iowa guide for how the state works.
Tax sales
Iowa sells tax sale certificates (liens), not the property. The Linn County Treasurer holds the annual tax sale on the third Monday in June, bidders pay a registration fee, and unredeemed amounts earn 2% interest per month. A regular certificate holder must wait at least 1 year and 9 months (9 months for a public bid certificate) before starting the tax deed process, must start within 3 years of purchase, and the owner can still redeem during the 90-day notice period.
Foreclosure sales
Linn County foreclosure sales are sheriff sales held at the Sheriff's Office in Cedar Rapids unless the notice says otherwise, and they are cash sales. Notices are posted at the Linn County Courthouse, Marion City Hall and the Recorder's Office, published twice in the Cedar Rapids Gazette, and listed on the Sheriff's Upcoming Foreclosure Sales page.
Assessed values
Iowa assessors revalue property every two years in odd-numbered years, and Linn County has two assessors: the Linn County Assessor and a separate Cedar Rapids City Assessor for property inside the city.
Transfer tax
Iowa charges a real estate transfer tax (revenue tax) of $1.60 per $1,000 of the sale price, with the first $500 exempt, collected by the Linn County Recorder; there is no added city tax in Cedar Rapids.
Worth knowing
Cedar Rapids has its own City Assessor, so look up Cedar Rapids parcels on cedarrapids.iowaassessors.com and everything else in the county on linn.iowaassessors.com.
Worth knowing
Sheriff sales are cash sales; a personal check bid may be held only with a bank letter of guarantee, and the buyer must return within two hours with a cashier's check.
Worth knowing
The Sheriff posts lists of completed foreclosure sales each year, useful for tracking past sale prices.
