How property is sold here

Fayette County follows Kentucky's rules, with its own calendar and offices. Read the Kentucky guide for how the state works.

Tax sales

Kentucky sells certificates of delinquency (tax liens) on unpaid property tax bills, not the property itself. The Fayette County Sheriff turns unpaid bills over to the County Clerk, who must hold the sale 90 to 135 days later; the 2026 sale was held July 24, 2026 at 11:00 a.m. The Clerk posts registration instructions for the next sale on its Delinquent Taxes page in the spring, and the Kentucky Department of Revenue lists every county's sale date.

Foreclosure sales

Foreclosures in Kentucky go through the courts and are sold at Master Commissioner's sales, held at 12:00 noon at the Robert F. Stephens Courthouse, Fayette Circuit Court Building, 120 North Limestone in Lexington, or by online auction when the Commissioner chooses. Upcoming sales are posted at faycom.info and advertised in the Lexington Herald-Leader 7 to 21 days before the sale, usually on Fridays; buyers pay cash or 10% down with a bond for the balance due in 30 days.

Assessed values

The Fayette County PVA assesses every parcel each year at fair cash value as of January 1 and must physically inspect each property at least once every four years.

Transfer tax

Kentucky charges a real estate transfer tax of $0.50 per $500 of value (0.1%), paid to the County Clerk when the deed is recorded, and no added Lexington-Fayette transfer tax was found.

Worth knowing

Lexington and Fayette County are one merged government, the Lexington-Fayette Urban County Government, so there are no separate towns inside the county.

Worth knowing

Property tax bills are issued in the name of the January 1 owner, so a buyer who closes later in the year may receive a bill addressed to the seller.

Worth knowing

The County Clerk offers a free Recording Notification Service that emails you when a deed, mortgage or lien is recorded under up to 10 names or properties.
