How property is sold here
Caddo Parish follows Louisiana's rules, with its own calendar and offices. Read the Louisiana guide for how the state works.
Tax sales
Louisiana's parish tax sale auctions a tax lien on the property, not the property itself, and the owner can pay it off with interest of up to 1% a month plus a 5% penalty. The Caddo Parish Sheriff holds one tax lien auction a year in June, open to the public; the 2026 auction was June 30, and the list of delinquent properties is posted on the Sheriff's Delinquent Properties page. The City of Shreveport bills and collects its own city property taxes separately from the Sheriff's parish taxes.
Foreclosure sales
Caddo Parish sheriff sales of seized and foreclosed property are held every Wednesday at 10:00 a.m. (except holidays) in Room G-1 or G-20 of the Caddo Parish Courthouse, 501 Texas Street in Shreveport, with certified funds due by 2:00 p.m. the same day. Sales are advertised in The Inquisitor on Fridays, and immovable property is advertised twice in the 30 days before the sale.
Assessed values
The Caddo Parish Assessor values property as of January 1 each year and, under Louisiana law, reappraises all property every four years, most recently in 2024, with homes assessed at 10% of market value.
Transfer tax
Louisiana has no state real estate transfer tax, and no parish or Shreveport city transfer tax was found; buyers pay Clerk of Court recording fees instead.
Land bank
Caddo Parish sells property adjudicated to it for unpaid taxes at sales posted on the Parish calendar, alongside its Reinvest Caddo redevelopment program, and the City of Shreveport's Property Management Division separately sells its tax interest in property adjudicated to the city.
Worth knowing
Shreveport property owners get two tax bills: parish taxes from the Caddo Parish Sheriff and city taxes from the City of Shreveport, so check both for unpaid taxes.
Worth knowing
Bidders who win at a Caddo sheriff sale and fail to pay by 2:00 p.m. are barred from sheriff sales for at least 180 days, and permanently after a second offense.
Worth knowing
For adjudicated property, the Parish requires a 180-day notice period if adjudicated less than five years ago and 60 days if five years or more, and every bidder must file an intent-to-bid form by the posted deadline.
