How property is sold here
Lafayette Parish follows Louisiana's rules, with its own calendar and offices. Read the Louisiana guide for how the state works.
Tax sales
Louisiana does not sell the property outright at a tax sale; buyers get a tax sale certificate, and the owner can redeem it within three years of recording by paying the price plus a 5% penalty and 1% interest a month. In Lafayette Parish the Sheriff, as parish tax collector, and the City of Lafayette hold a joint online tax sale once a year, using a bid-down auction where bidders compete for a smaller share of the property down to 1%; registration and dates are posted on the Sheriff's online tax sale site. Properties that draw no bids are adjudicated to the City of Lafayette, the Parish or the town where they sit.
Foreclosure sales
Lafayette Parish sheriff's sales of seized real estate are held Wednesday mornings at 10:00 a.m., except holidays, on the second floor of the Lafayette Parish Consolidated Government Building at 1010 Lafayette Street, and buyers must pay in certified funds by 2:00 p.m. that day. Notices run in the parish's official journal 30 days before each real estate sale and on the Sheriff's Sale website.
Assessed values
The Lafayette Parish Assessor values property at market value, and under Louisiana law real estate is reappraised every four years, with homes taxed at 10% of market value.
Transfer tax
Louisiana has no state real estate transfer tax, and the City of Lafayette does not add one, so buyers pay only Clerk of Court recording fees.
Land bank
Lafayette Consolidated Government runs an adjudicated property program that sells tax-adjudicated lots to applicants, but the program is paused and not taking new applications.
Worth knowing
The City of Lafayette bills its own property taxes separately from the parish, so redemptions of city taxes go to the City and parish taxes go to the Lafayette Parish Tax Collector.
Worth knowing
Homestead exemption removes taxes on the first $75,000 of a home's market value, and qualifying seniors and disabled owners can freeze assessed value at the January 1, 2025 level.
Worth knowing
Recorded documents are not returned to the filer in Louisiana; the Clerk keeps the original in parish archives and sells certified copies.
