How property is sold here
Orleans Parish follows Louisiana's rules, with its own calendar and offices. Read the Louisiana guide for how the state works.
Tax sales
Louisiana changed its tax sale law effective January 1, 2026, and New Orleans now sells tax lien certificates; the city's Bureau of Treasury will announce the date of its Tax Lien Certificate Auction on its Tax Sales page. Under the old system the city held an annual tax sale, such as the September 17 to 19, 2024 sale, and owners have 3 years from the recorded tax sale certificate to redeem (18 months for blighted property) by paying the bid, 1% a month interest and a 5% penalty.
Foreclosure sales
Orleans Parish sheriff sales of real estate are held every Thursday at 12 p.m., unless otherwise advertised, in the 1st floor lobby of Civil District Court, 421 Loyola Ave. Sales are advertised in public legal notices, and the Sheriff's info sheet shows a common term of 10% down with the balance due within 30 days.
Assessed values
Louisiana requires every property to be revalued at least once every four years; Orleans Parish's last reassessment was for tax year 2024, with values for 2024 to 2027 based on market values as of January 1, 2023.
Transfer tax
Louisiana has no state real estate transfer tax, but New Orleans charges a flat Documentary Transaction Tax of $325 on each recorded sale, donation, mortgage or commercial lease, collected at recording by the Clerk's Notarial Archives.
Land bank
The New Orleans Redevelopment Authority (NORA) owns and sells vacant lots and homes, runs the Lot Next Door program and holds lot auctions, with listings on its NORA Property Search.
Worth knowing
Orleans Parish and the City of New Orleans are one consolidated government, so the city's Bureau of Treasury collects property taxes and runs tax sales.
Worth knowing
The Clerk of Civil District Court merged the old Recorder of Mortgages, Register of Conveyances and Notarial Archives into one Land Records Division at 1340 Poydras St., 4th floor.
Worth knowing
New Orleans' tax sale system is in transition in 2026, so check the Treasury page for the new Tax Lien Certificate Auction date and adjudicated property sales.
