Where the records are
The county offices an investor deals with in Hampden County, and what each one puts online.
Deeds and mortgages
Hampden County Registry of Deeds. Hampden County deeds, mortgages and liens are searched through the Registry's online records system, reached from the state's MassLandRecords portal.
Owners and values
City of Springfield Board of Assessors. Springfield's free Assessors Database shows owner and assessed value by parcel number or street, and each other city and town in the county keeps its own assessor records.
Tax sales
City of Springfield Collector-Treasurer. Springfield posts its tax title auction notices, terms of sale and workshop materials free online, and a free list of properties with tax liens can be searched by owner, street or parcel.
Foreclosure sales
Mortgage holder notices under Massachusetts power of sale. There is no county foreclosure office; notices of mortgage foreclosure sales must be published in a local newspaper for three weeks before the sale.
Parcel maps
City of Springfield Web GIS. The free Springfield Web GIS shows parcel owner, assessed value, property cards, tax history and abutter lists.
How property is sold here
Hampden County follows Massachusetts's rules, with its own calendar and offices. Read the Massachusetts guide for how the state works.
Tax sales
Massachusetts does not hold a county tax sale. Each city and town takes title to property for unpaid taxes and, after foreclosing the right of redemption, sells the property itself at a public auction. Springfield sells these tax title properties at live auctions run by Sullivan and Sullivan Auctioneers, most recently 20 buildable lots on February 3, 2026 at City Hall, and posts each auction and a pre-auction workshop on the Collector-Treasurer's page.
Foreclosure sales
Most Massachusetts mortgage foreclosures are power of sale auctions run by the lender without a court case, not sheriff sales. The notice of sale must be published once a week for three weeks in a newspaper covering the city or town where the property is, starting at least 21 days before the sale.
Assessed values
Springfield's assessors update values every year, and FY 2026 values are as of January 1, 2025.
Transfer tax
Massachusetts charges a deed excise of $4.56 per $1,000 of the sale price, paid when the deed is recorded at the Registry.
Worth knowing
Hampden County has no county government that handles property; the Registry of Deeds is county wide, but assessing, tax bills and tax title auctions are run by each city and town.
Worth knowing
Springfield is placing tax liens on all properties with one year of unpaid taxes, and payoff requests on tax title accounts go to Revenue Service LLC.
Worth knowing
Springfield's GIS can export abutter lists out to 500 feet, which is useful for mailing neighbors of a target parcel.
