Where the records are
The county offices an investor deals with in Middlesex County, and what each one puts online.
Deeds and mortgages
Middlesex South Registry of Deeds (Cambridge) and Middlesex North Registry of Deeds (Lowell). Both registries put their recorded land records on the state's masslandrecords.com system, with Middlesex South at masslandrecords.com/MiddlesexSouth and Middlesex North (Lowell area) at masslandrecords.com/MiddlesexNorth.
Owners and values
City of Cambridge Assessing Department and City of Lowell Assessors. Cambridge's free Property Database lists owner, value and property details for every parcel, and Lowell's free online assessment database at gis.vgsi.com/lowellma shows owners, sales history and assessments.
Tax sales
City of Cambridge Finance Department (Treasurer/Collector) Tax Takings. Cambridge posts its yearly tax taking notice free online with each parcel the City plans to take for unpaid taxes; Lowell's Tax Title Division page at lowellma.gov/416/Tax-Title-Sale gives the status of its tax title sales.
Foreclosure sales
City of Lowell Tax Title Division (Law Department). No county office lists mortgage foreclosure auctions, which are private sales run by lenders; Lowell's free page says the City is not holding tax title sales at this time.
Parcel maps
Cambridge GIS (AxisGIS and myCambridge). Cambridge GIS offers the free AxisGIS map to look up property, land use and historic areas, the myCambridge address tool, and free parcel map downloads by fiscal year.
How property is sold here
Middlesex County follows Massachusetts's rules, with its own calendar and offices. Read the Massachusetts guide for how the state works.
Tax sales
Massachusetts does not hold a county tax sale and does not sell the property itself when taxes go unpaid. Each city or town's collector takes a tax lien, called a tax taking, and records it at the Registry of Deeds; Cambridge's Treasurer/Collector holds its taking each year, for example on December 15, 2025 at 795 Massachusetts Avenue, after posting the parcel list online. The city can then foreclose the tax title in the Land Court, and Lowell says it is not holding tax title sales at this time after the 2023 Tyler v. Hennepin County ruling.
Foreclosure sales
Massachusetts has no sheriff sale for mortgage foreclosures; lenders usually hold private power-of-sale auctions, typically at the property, after publishing notice in a local newspaper. Investors watch newspaper legal notices and filings at the Middlesex South and Middlesex North registries.
Assessed values
Cambridge and Lowell revalue every property each fiscal year at full market value, and Lowell's FY2027 values reflect the market as of January 1, 2026.
Transfer tax
Massachusetts charges a deeds excise of $2.28 per $500 of the sale price (about $4.56 per $1,000), paid when the deed is recorded at the Registry of Deeds, and Cambridge and Lowell add no transfer tax of their own.
Worth knowing
Middlesex County has two registries: Middlesex South at 208 Cambridge Street in Cambridge covers Cambridge and most of the county, and Middlesex North at 370 Jackson Street in Lowell covers Lowell and nearby towns.
Worth knowing
There is no county assessor or treasurer; each of the county's cities and towns assesses and collects its own property taxes.
Worth knowing
Lowell's FY2026 tax rates are $11.35 per $1,000 for residential property and $22.04 for commercial, industrial and personal property.
