Where the records are

The county offices an investor deals with in Worcester County, and what each one puts online.

Deeds and mortgages

Worcester District Registry of Deeds. Deeds, mortgages and other recorded land documents for the City of Worcester and the southern part of the county are searchable on the Registry's masslandrecords.com site, which the City of Worcester links to from its Taxes and Assessments page.

Owners and values

City of Worcester Assessing Department. Owner names, assessed values and property records for Worcester parcels are free to search by map-block-lot number, street or owner name.

Tax sales

City of Worcester Treasurer and Collector of Taxes. The Treasurer posts free notices and property lists for tax collector's deed sales, tax lien assignment sales and auctions of tax-foreclosed land, plus a free list of foreclosed tax title parcels the City now owns.

Foreclosure sales

City of Worcester Tax Foreclosure List (Tax Title Custodian). No county office lists mortgage foreclosure auctions, which are private sales run by the lender; this free City list shows tax-foreclosed parcels that buyers can ask the Treasurer to put in the next auction.

Parcel maps

Worcester Atlas (City of Worcester GIS). The City's free interactive map viewer shows Worcester parcels with property data and records plus other City map layers.

How property is sold here

Worcester County follows Massachusetts's rules, with its own calendar and offices. Read the Massachusetts guide for how the state works.

Tax sales

Massachusetts does not sell the property itself at a tax sale. When taxes go unpaid, the Worcester Treasurer and Collector auctions the tax lien at a tax collector's deed sale, and the buyer gets only a lien that earns 16% a year and can be foreclosed in the Massachusetts Land Court; if no one bids, the City takes the lien. The City can also auction its existing tax titles at a tax lien assignment sale, and it sells land it has already foreclosed at public auction at City Hall. Sales are held from time to time rather than on a fixed month, and the notices and lists are posted on the City's Public Auctions page.

Foreclosure sales

Massachusetts has no sheriff sale for mortgage foreclosures; lenders usually hold private power-of-sale auctions, typically at the property, after publishing notice in a local newspaper. Investors watch newspaper legal notices and filings at the Registry of Deeds.

Assessed values

Worcester revalues every property each year at market value as of January 1 before the fiscal year, so Fiscal 2026 values reflect the market on January 1, 2025.

Transfer tax

Massachusetts charges a deeds excise of $2.28 per $500 of the sale price (about $4.56 per $1,000), paid when the deed is recorded at the Registry of Deeds, and the City of Worcester adds no transfer tax of its own.

Land bank

The Worcester Redevelopment Authority, staffed by the City, acquires and prepares land for urban renewal and offers its property through public requests for proposals.

Worth knowing

Massachusetts abolished Worcester County government, so there is no county assessor or county treasurer: each of the county's cities and towns assesses and collects its own taxes, and deeds are kept by two state-run registries.

Worth knowing

The Worcester District Registry of Deeds is at 90 Front Street in Worcester, while the Worcester Northern District Registry in Fitchburg (166 Boulder Drive) records deeds for the north part of the county.

Worth knowing

Worcester's Fiscal 2026 tax rates are $13.28 per $1,000 for residential property and $29.06 for commercial, industrial and personal property.
