How property is sold here
Kent County follows Michigan's rules, with its own calendar and offices. Read the Michigan guide for how the state works.
Tax sales
Michigan does not sell tax liens; the county forecloses and auctions the property itself. In Kent County, taxes go delinquent on March 1, forfeit a year later, and are foreclosed if unpaid by March 31 of the following year. The Treasurer posts the foreclosed property list around July 1 on Tax-Sale.info, and auction details come out about 30 days before the sale, which has been held in late August.
Foreclosure sales
Most Michigan mortgage foreclosures are by advertisement and end in a public auction at the place where the Kent County Circuit Court sits in Grand Rapids, typically at 10 a.m. Notices run for four weeks in legal newspapers, and owners usually have six months to redeem after the sale.
Assessed values
Each city and township assessor sets values every year, and the Kent County Bureau of Equalization equalizes those values annually; Grand Rapids mails assessment notices each January.
Transfer tax
Michigan charges a state transfer tax of $3.75 per $500 (0.75%) and Kent County adds $0.55 per $500 (0.11%), for $8.60 per $1,000 in Grand Rapids and the rest of the county.
Worth knowing
Kent County dissolved its county land bank after a December 2018 vote, and its remaining properties went to the State Land Bank in 2020.
Worth knowing
Tax foreclosures are rare here: the county auctioned only 13 tax-foreclosed properties in 2023, the lowest count in 21 years.
Worth knowing
The county has 21 townships and nine cities, and each keeps its own assessor, so owner and value records for Grand Rapids come from the City.
