Where the records are
The county offices an investor deals with in Macomb County, and what each one puts online.
Deeds and mortgages
Macomb County Clerk / Register of Deeds. A basic name search of land records is free with documents at $6 each, and an advanced search by parcel, address or legal description costs $25 for 24 hours or $75 for a week.
Owners and values
Local city and township assessors, with Macomb County Equalization. Each city or township assessor (such as Warren or Sterling Heights) keeps owner and assessment records; County Equalization reviews local assessments but does not set individual values.
Tax sales
Macomb County Treasurer, Tax Foreclosure. Tax-foreclosed property is sold at online auctions on zeusauction.com, and the Treasurer posts the property list and auction rules on this page.
Foreclosure sales
Macomb County Sheriff's Office (sales) and Register of Deeds (redemption). Sale notices run in the Macomb County Legal News; the Register of Deeds explains the sale and redemption process online and handles redemption payoff letters for $25.
Parcel maps
Macomb County GIS. The county GIS portal offers free online maps.
How property is sold here
Macomb County follows Michigan's rules, with its own calendar and offices. Read the Michigan guide for how the state works.
Tax sales
Michigan does not sell tax liens; the county Treasurer forecloses on property with unpaid taxes and sells the property itself. The Macomb County Treasurer holds one or more public auctions between the third Tuesday in July and the first Tuesday in November, after the state, the local town and the county get first chance to buy. In 2026 the auction was held online at zeusauction.com starting September 9, with a second online round for leftover parcels starting October 14.
Foreclosure sales
Most Macomb County mortgage foreclosures are by advertisement and sold at a sheriff sale every Friday at 10:00 a.m. in the Jury Room on the first floor of the Macomb County Court Building in Mount Clemens. Notices are published in the Macomb County Legal News for four weeks before the sale, and the owner keeps a redemption period that can run from 30 days to one year.
Assessed values
Assessments are set each year by the local city or township assessor, and Macomb County Equalization runs sales studies to make sure local values are fair across the county.
Transfer tax
Michigan charges a state real estate transfer tax of $3.75 per $500 and Macomb County adds $0.55 per $500, a total of $8.60 per $1,000 of the sale price, paid by the seller when the deed is recorded.
Worth knowing
Owner and assessment lookups are done through each city or township, so Warren and Sterling Heights property is searched on those cities' own assessing systems, not a single county site.
Worth knowing
Mortgage foreclosure notices usually give the owner's name and legal description, not the street address, so match them through the Register of Deeds or the local assessor.
Worth knowing
Former owners can claim surplus money from tax foreclosure auctions, and Macomb County is part of a class action settlement for sales from 2013 to 2020 with a claims deadline of November 23, 2026.
