How property is sold here

Hennepin County follows Minnesota's rules, with its own calendar and offices. Read the Minnesota guide for how the state works.

Tax sales

Minnesota does not sell tax liens. In Hennepin County unpaid taxes go to a court judgment, and after a 1 or 3 year redemption period, depending on the property's class, the property forfeits to the state and the county sells it. Forfeited land is first offered at estimated market value for 30 days about 4 and a half months after forfeiture, then at a minimum bid of the taxes and costs owed, through real estate listings, online auctions or over the counter, with listings on the county's tax-forfeited land inventory site.

Foreclosure sales

Hennepin County sheriff's foreclosure sales are held weekdays at the advertised time at the Sheriff's Civil unit, 350 South 5th Street, Room 190, Minneapolis, and outside bidders must pay in full by cashier's check or cash plus a $200 fee. Notices of sale run in a qualified newspaper once a week for 6 weeks, the Sheriff keeps no sale calendar, and most sales carry a 6 month redemption period.

Assessed values

Market values and classifications are set as of January 2 every year, valuation notices are mailed in March, and every property gets a physical review every 5 years.

Transfer tax

Minnesota's deed tax is 0.33% of the net price, and Hennepin County adds a 0.01% Environmental Response Fund tax, for a total of 0.34% in Minneapolis and the rest of the county.

Worth knowing

Minneapolis, Bloomington, Brooklyn Park, Eden Prairie, Minnetonka and St. Louis Park run their own assessor offices, so value questions there go to the city, not the county.

Worth knowing

Hennepin County records both abstract and Torrens (registered) land, so some titles are shown on a certificate of title rather than only by recorded deeds.

Worth knowing

The county offers a free Property Watch email alert when a document is recorded against a property.
