How property is sold here

Hinds County follows Mississippi's rules, with its own calendar and offices. Read the Mississippi guide for how the state works.

Tax sales

Mississippi sells tax liens: buyers pay the unpaid taxes at the county's annual tax sale, and the owner has two years to redeem before the buyer can get a tax deed. In Hinds County the Tax Collector holds the sale starting the last Monday of August, and parcels that draw no bid are struck to the State and, if not redeemed, become tax-forfeited land sold later by the Mississippi Secretary of State's Public Lands Division through its online application site.

Foreclosure sales

Most Mississippi foreclosures are trustee sales under a deed of trust, held at the courthouse door after notice is published in a local newspaper. In Hinds County sales are held at the courthouse for the judicial district where the land lies, Jackson (First District) or Raymond (Second District).

Assessed values

The Hinds County Tax Assessor keeps the land roll that sets values, and values on it can be looked up through the county's online Landroll Query.

Transfer tax

Mississippi has no real estate transfer tax, so a deed in Jackson or elsewhere in Hinds County pays only the Chancery Clerk's recording fees.

Worth knowing

Hinds County has two judicial districts with courthouses in Jackson and Raymond, so check which district a parcel sits in before looking for court records or sale notices.

Worth knowing

Land that does not sell at the tax sale and is not redeemed goes to the State, and buyers apply for it through the Secretary of State's Tax-Forfeited Land Search instead of the county.

Worth knowing

The county runs its records search tools on co.hinds.ms.us; the older hindscountyms.com address was showing a placeholder page in October 2026.
