Where the records are

The county offices an investor deals with in Boone County, and what each one puts online.

Deeds and mortgages

Boone County Recorder of Deeds. After free registration, anyone can search and view real estate documents from 1965 to present free of charge, plus images of the handwritten index books back to 1821; official copies and older documents cost money, with an optional subscription for bulk purchases.

Owners and values

Boone County Assessor. Real property assessment records can be searched free on the Assessor's site, along with parcel, aerial photo and plat book map viewers.

Tax sales

Boone County Collector. The Collector posts the list of properties subject to the August tax sale, a parcel viewer of those properties, and lists of properties sold in past sales, all free.

Foreclosure sales

Boone County Sheriff's Office, Civil Process Unit. The Sheriff serves court-ordered civil papers and offers an online civil process status search; most Missouri mortgage foreclosures are trustee sales that do not go through the Sheriff.

Parcel maps

Boone County Assessor Parcel Viewer. The Assessor offers a free online parcel viewer for the whole county, alongside aerial photo, plat book and PLSS viewers.

How property is sold here

Boone County follows Missouri's rules, with its own calendar and offices. Read the Missouri guide for how the state works.

Tax sales

Missouri sells tax liens, not the property: at the Boone County tax sale the winning bidder gets a certificate of purchase, and the owner has one year to redeem by paying the bid plus 10% annual interest. The sale is held each year on the fourth Monday in August at 10:00 AM in the County Commission Chambers of the Roger B. Wilson Boone County Government Center in Columbia, bidders must attend in person, and payment by cash, cashier's check, money order or bank draft is due right after the sale. The list is published in a local newspaper for three weeks before the sale and posted on the Collector's website; if the property is not redeemed, the certificate holder can apply for a collector's deed after meeting title search and notice rules.

Foreclosure sales

Most Boone County mortgage foreclosures are nonjudicial trustee sales under a deed of trust, held at the courthouse in Columbia on the date set in the notice, with notices published in a local newspaper before the sale.

Assessed values

The Boone County Assessor places reassessed real estate values on the tax rolls in odd-numbered years, and in even years only new construction and improvements are added.

Transfer tax

Missouri has no real estate transfer tax, so there is no state, county or city tax on deeds in Columbia; buyers pay only Recorder of Deeds recording fees.

Worth knowing

Columbia, home of the University of Missouri, holds most of the county's population and rental demand.

Worth knowing

Tax sale buyers get a lien, not ownership: liens on the property are not wiped out at the sale, and the buyer cannot take possession during the one-year redemption period.

Worth knowing

Non-residents of Missouri may not bid at the tax sale unless they make arrangements with the Collector beforehand, and certificates can only be assigned to Missouri residents.
