Where the records are

The county offices an investor deals with in Jackson County, and what each one puts online.

Deeds and mortgages

Jackson County Recorder of Deeds. Real estate filings back to 1960 can be searched online through the county's Aumentum records search; older documents are on microfilm at the Kansas City and Independence offices.

Owners and values

Jackson County Assessment Department. Property values can be looked up online by address, parcel number or owner name through the county's public access property search.

Tax sales

16th Judicial Circuit Court, Department of Civil Process (Delinquent Land Tax Sale). Sale dates, bidder registration rules, deed and excess proceeds information and the property lists are posted free on the court's DLT sale pages.

Foreclosure sales

16th Judicial Circuit Court, Department of Civil Process. The court's Civil Process Department does the job a sheriff does in other Missouri counties, including levies on real estate, and posts its notices on the court website.

Parcel maps

Jackson County GIS Parcel Viewer. The free Parcel Viewer shows parcel lines, owner names, values, tax districts, legal descriptions and photos for each parcel.

How property is sold here

Jackson County follows Missouri's rules, with its own calendar and offices. Read the Missouri guide for how the state works.

Tax sales

Jackson County does not sell tax liens; under its home rule charter the county sues to foreclose on parcels with three or more years of unpaid taxes, and the property itself is sold at the Court Administrator's Delinquent Land Tax (DLT) sale each August. The sale runs one week on the south steps of the Independence courthouse at 308 W. Kansas Avenue for parcels mostly east of I-435, then one week on the north steps of the Kansas City courthouse at 415 E. 12th Street for parcels mostly west of I-435, in person, with approved bidders only. The 2026 DLT sale was canceled by executive order of County Executive Phil LeVota so tax records could be corrected first, so check the 16th Circuit's DLT sale page for the next sale.

Foreclosure sales

Most Missouri mortgage foreclosures are trustee sales held outside court at the county courthouse after notice in a local newspaper. In Jackson County, court-ordered levies and sales are handled by the 16th Circuit's Department of Civil Process rather than the Sheriff.

Assessed values

The Jackson County Assessment Department reassesses real property every odd-numbered year at market value as of January 1, and assesses homes at 19% and commercial property at 32% of that value.

Transfer tax

Missouri has no real estate transfer tax, and Kansas City and Jackson County do not add one.

Land bank

The Land Bank of Kansas City, run with the city's Homesteading Authority, sells vacant lots and houses in Kansas City, and the Land Trust of Jackson County holds parcels that did not sell at past tax sales.

Worth knowing

Jackson County holds the largest part of Kansas City, everything south of the Missouri River including downtown, Midtown and the south side; the Northland is in Clay and Platte counties.

Worth knowing

Winning bids at the DLT sale are not final until a judge confirms them, usually at hearings in November and December, and the Court Administrator's Deed is typically recorded and mailed in February.

Worth knowing

In Jackson County the Sheriff does not serve papers or run property sales; the 16th Circuit's Civil Process Department does.
