How property is sold here

St. Louis city follows Missouri's rules, with its own calendar and offices. Read the Missouri guide for how the state works.

Tax sales

Missouri's City of St. Louis does not sell tax liens; it sells the property itself at Sheriff's land tax sales after the Collector of Revenue files a delinquent land tax suit, about a year before the sale. Sales are held about five times a year (2026 sales ran May 12, June 9, July 14, August 11 and October 6) at 9:00 AM outside the Civil Courts Building at 10 N. Tucker Blvd., and bidders must pre-register online at least 10 days before. Winners pay by cashier's check or money order by 2:00 PM the same day plus $150 per parcel, and each purchase must be confirmed by the court in Division 29 with an appraiser testifying before the Sheriff's deed is issued.

Foreclosure sales

Most home foreclosures in St. Louis are trustee sales under a deed of trust, run by the trustee rather than a court, with notices published in the newspaper before the sale. The Sheriff handles land tax sales and court-ordered sales, and the land tax sale lists are published in the St. Louis Daily Record and on the City website two weeks before each sale.

Assessed values

The City of St. Louis Assessor reappraises all real property every odd-numbered year (the next is 2027), with residential assessed at 19% and commercial at 32% of appraised value.

Transfer tax

Missouri has no real estate transfer tax, and the City of St. Louis does not add one; recording a standard deed costs $25 for the first page plus $5 per added page.

Land bank

The Land Reutilization Authority (LRA), run through the St. Louis Development Corporation, owns and sells vacant lots and buildings, and its for-sale inventory can be searched and downloaded on the City's property search.

Worth knowing
