Where the records are
The county offices an investor deals with in Douglas County, and what each one puts online.
Deeds and mortgages
Douglas County Register of Deeds. Deeds are recorded by the county Register of Deeds, which also collects the state documentary stamp tax when a deed is recorded.
Owners and values
Douglas County Assessor. The Assessor values every parcel as of January 1 each year and mails preliminary values by January 15.
Tax sales
Douglas County Treasurer. The Treasurer runs the yearly public tax sale of tax sale certificates and a private tax sale of certificates left unsold after it.
Foreclosure sales
Douglas County Sheriff (court-ordered sales) and private trustees under the Nebraska Trust Deeds Act. Trustee sales follow a recorded notice of default and published and posted notice of sale; court-ordered foreclosures are sold by the Sheriff.
Parcel maps
Douglas Omaha Geographic Information System (DOGIS). DOGIS, the joint county and City of Omaha GIS, runs a free online map and data hub with parcel layers.
How property is sold here
Douglas County follows Nebraska's rules, with its own calendar and offices. Read the Nebraska guide for how the state works.
Tax sales
Nebraska sells tax sale certificates, not the property: the buyer pays the delinquent taxes and earns 14% interest while the owner has three years to redeem. Under state law the sale opens on the first Monday of March, and Douglas County's Treasurer then offers leftover certificates in a private tax sale. If a certificate is not redeemed, the holder can apply for a treasurer's tax deed or foreclose, with a shorter two-year path for vacant and abandoned property.
Foreclosure sales
Most Douglas County foreclosures are trustee sales held at public auction under the Nebraska Trust Deeds Act after a notice of default is recorded and a notice of sale is published and posted. Mortgages foreclosed in court are sold at Sheriff's sales, with notices published in a local newspaper.
Assessed values
Nebraska assesses all real property as of January 1 every year, and in counties over 100,000 people, including Douglas County, the Assessor must send or post preliminary values by January 15.
Transfer tax
Nebraska charges a documentary stamp tax on deeds, collected by the Douglas County Register of Deeds; since July 18, 2026 the rate is $3.32 for each $1,000 of value transferred.
Land bank
The Omaha Municipal Land Bank buys vacant, abandoned and deteriorated properties in Omaha and sells them to buyers through its online property list and disposition process.
Worth knowing
The Nebraska documentary stamp tax rose to $3.32 per $1,000 on July 18, 2026; older guides that list a lower rate are out of date.
Worth knowing
Maps and parcel GIS data for both Douglas County and the City of Omaha come from one shared office, DOGIS.
Worth knowing
Nebraska changed parts of its tax sale and tax deed law in 2025 (LB650), so check current rules before buying certificates with the aim of getting a deed.
