How property is sold here
Washoe County follows Nevada's rules, with its own calendar and offices. Read the Nevada guide for how the state works.
Tax sales
Nevada does not sell tax liens; property delinquent three straight fiscal years is deeded to the Washoe County Treasurer as trustee and the property itself is auctioned. The Treasurer holds one Real Estate Tax Auction a year, usually in April (the next is April 2027), in person with a $500 pre-bid deposit at registration two business days before, and the property list is posted by the end of February. Owners can redeem until 5 PM on the third business day before the sale, winners get a quitclaim deed, and unsold parcels roll to the next year's auction.
Foreclosure sales
Most Washoe County home foreclosures are nonjudicial trustee sales, held by the private trustee named in the deed of trust after a notice of sale is recorded with the County Recorder and published. Judicial foreclosures and money judgments are sold at sheriff's sales run by the Washoe County Sheriff's Civil Section under a writ of execution.
Assessed values
The Washoe County Assessor reappraises property every year, valuing land at current market value and buildings at replacement cost less 1.5% depreciation per year of age, and value notices go out before January 1.
Transfer tax
Washoe County collects Nevada real property transfer tax at $2.05 per $500 of value (about 0.41%), paid to the County Recorder with a Declaration of Value at recording.
Worth knowing
Assessed value in Nevada is 35% of taxable value, and a 2005 law caps tax increases (not values) on qualifying properties, so tax bills can be far below what the value would suggest.
Worth knowing
Tax auction buyers get no redemption period, but the former owner has two years to contest the sale, which can make title insurance hard to get in that window.
Worth knowing
The Recorder's portal bans automated scraping and bulk downloads without a separate license.
