Where the records are

The county offices an investor deals with in Passaic County, and what each one puts online.

Deeds and mortgages

Passaic County Clerk, Land Records. The County Clerk is the official place where deeds and other documents affecting real property are recorded; the Clerk does not do title searches, and the office is at 77 Hamilton Street in Paterson.

Owners and values

Passaic County Board of Taxation and the Paterson Tax Assessor. The Board of Taxation links a free Passaic County Property Tax Search Tool for owner and assessment data in all 16 towns, and Paterson posts its own Assessment Records search on the city site.

Tax sales

City of Paterson Revenue Collection (Tax Collector). In New Jersey each town runs its own tax sale; Paterson's Revenue Collection division handles tax and sewer bills and the yearly tax lien sale.

Foreclosure sales

Passaic County Sheriff's Office, Sheriff Sales. Sale and sold lists are free on the Sheriff's external listing site (Sales Web, salesweb.civilview.com), with bidder pre-registration and rules linked from the Sheriff's page.

Parcel maps

Passaic County Board of Taxation property search. The county's GIS server exists but its public directory is closed; the Board of Taxation's property tax search tool is the county-linked place to look up parcels by block and lot.

How property is sold here

Passaic County follows New Jersey's rules, with its own calendar and offices. Read the New Jersey guide for how the state works.

Tax sales

New Jersey sells tax sale certificates (liens), not the property, and each municipality runs its own sale. Paterson holds a yearly online tax lien sale at paterson.newjerseytaxsale.com after mailing delinquency notices in November; a recent Paterson sale offered liens on 1,224 parcels for unpaid property taxes and sewer fees. Bidders bid down the interest rate from a maximum of 18%, and a lien holder can file to foreclose if the owner does not pay within two years.

Foreclosure sales

Passaic County mortgage foreclosures are sold at Sheriff's sales held weekly on Tuesdays, with bidders required to pre-register and no new third party bidders accepted after 2:00 p.m. on sale day. Current sale and sold lists for every town, including Paterson, are posted on the Sheriff's Sales Web listing, and sale dates can be confirmed with the Foreclosure Unit at 973-881-4200.

Assessed values

Each of Passaic County's 16 towns sets its own assessments under the Board of Taxation; Paterson's assessments were at about 45.7% of market value in 2025 under the state's equalization ratio, so a Paterson assessed value is well below sale price.

Transfer tax

New Jersey charges a Realty Transfer Fee, paid by the seller on a graduated scale with a higher rate above $350,000, and it is collected by the County Clerk when the deed is recorded; there is no separate county or Paterson transfer tax.

Worth knowing

Paterson is the county seat and by far its biggest city, with about $6 billion of the county's $37 billion in net taxable value in 2025.

Worth knowing

Paterson's 2025 general tax rate was 5.335 per $100 of assessed value, but because assessments sit at about 45.7% of market the effective rate is much lower than it looks.

Worth knowing

Other large towns with their own tax sales include Clifton, Passaic, Wayne and West Milford; check each town's tax collector for its sale.
