Where the records are
The county offices an investor deals with in Bernalillo County, and what each one puts online.
Deeds and mortgages
Bernalillo County Clerk, Recording. Recorded deeds, mortgages and liens can be searched in the Clerk's free public access site (Tyler Technologies) after accepting a disclaimer.
Owners and values
Bernalillo County Assessor. The Assessor's free property records search lists owner, value and parcel details, though it was down for maintenance when checked.
Tax sales
New Mexico Taxation and Revenue Department, Property Tax Division. The state posts each county's auction date, terms and property list as free PDFs on its Delinquent Property Tax Auctions page and does not mail lists.
Foreclosure sales
Second Judicial District Court (court-ordered foreclosure cases). Foreclosure cases for Bernalillo County are filed in this court; the court site gives public records access, but sale notices themselves are published in local newspapers.
Parcel maps
City of Albuquerque GIS, Advanced Map Viewer. The free Advanced Map Viewer shows more than 200 layers, including county Assessor parcels with owner names, zoning and aerial photos; the parcel data is refreshed from the Assessor twice a year.
How property is sold here
Bernalillo County follows New Mexico's rules, with its own calendar and offices. Read the New Mexico guide for how the state works.
Tax sales
New Mexico sells the property itself, not tax liens, and the state, not the county, runs the sale: the Property Tax Division auctions property after taxes have gone unpaid for at least four years. Bernalillo County sales are held in person at 10 a.m. at Alvarado Square, 415 Silver Ave. SW, in Albuquerque, and recent sales were held in March 2025, December 2025 and July 30, 2026. There is no set schedule, so dates, terms and property lists are posted on the Property Tax Division's Delinquent Property Tax Auctions page, and buyers must pay in full before the auction ends.
Foreclosure sales
New Mexico mortgage foreclosures go through the courts; Bernalillo County cases are filed in the Second Judicial District Court, and the property is sold at a court-ordered public sale after a notice of sale is published in a local newspaper.
Assessed values
The Bernalillo County Assessor sets values each year and mails notices of value to owners, and residential value increases are limited by a state cap unless the property sells or changes.
Transfer tax
New Mexico has no real estate transfer tax.
Land bank
The City of Albuquerque Metropolitan Redevelopment Agency issues requests for proposals to redevelop underused property in designated redevelopment areas.
Worth knowing
The state Property Tax Division, not the County Treasurer, holds tax auctions, and winning bidders must pay in full by certified funds before the auction ends.
Worth knowing
A state tax deed clears the delinquent tax lien but does not wipe out other liens on the property.
Worth knowing
Owner names in the city GIS parcel layer are refreshed only twice a year, so check the Assessor for current ownership.
