Where the records are

The county offices an investor deals with in Westchester County, and what each one puts online.

Deeds and mortgages

Westchester County Clerk, Land Records Division. The Clerk's Westchester Records Online index is free to search, with deeds back to 1680 and mortgages back to 1950; document images can be viewed free on public terminals at the office, and mailed copies cost $5 per item plus copy fees.

Owners and values

City of Yonkers Assessment Department. Yonkers owner, photo and assessment roll data are free to search around the clock on the City's online property viewer and its Property Finder map.

Tax sales

City of Yonkers Tax Office (Real Property Tax). The Tax Office posts tax due dates and tax lien sale notices online, and outstanding taxes on any Yonkers parcel can be checked free on the City's tax payment site.

Foreclosure sales

Supreme Court of Westchester County. Mortgage foreclosures are court cases in the Supreme Court at 111 Dr. Martin Luther King Jr. Blvd. in White Plains; case filings can be looked up through the courts' online systems and the County Clerk.

Parcel maps

Westchester GeoHub (Westchester County GIS). The county's free GIS hub has a Municipal Tax Parcel Viewer with links to local assessors and a downloadable tax parcels dataset.

How property is sold here

Westchester County follows New York's rules, with its own calendar and offices. Read the New York guide for how the state works.

Tax sales

New York lets Yonkers sell tax liens, not the property itself. Under the Yonkers City Charter, the City auctions unpaid tax liens to private buyers, who bid on the interest rate (8% in the 2019 sale), and a lien holder can foreclose in court if the owner stops paying. The sale is normally held each spring, but the City announced that the 2026 Yonkers tax lien sale was canceled, so watch the City's Real Property Tax page for the next one.

Foreclosure sales

Mortgage foreclosures in New York go through the Supreme Court, and after a judgment a court-appointed referee auctions the property, usually at the Westchester County Courthouse in White Plains. Notices of sale are published in local newspapers before the auction.

Assessed values

Each city and town in Westchester sets its own values; Yonkers publishes a tentative assessment roll every November 1, with appeals taken November 1 through 15.

Transfer tax

New York State charges a real estate transfer tax of $2 per $500 (0.4%), plus a 1% mansion tax paid by the buyer on homes selling for $1 million or more, and the City of Yonkers adds its own 1.5% transfer tax paid by the seller, for about 1.9% in Yonkers.

Worth knowing

There is no countywide assessor: each city and town in Westchester keeps its own assessment roll, and in Yonkers the City Tax Office collects both city and county property taxes.

Worth knowing

Yonkers tax liens are sold under the City Charter, not the state's standard tax law, and a court has allowed a lien buyer to foreclose after a single missed interest payment.

Worth knowing

Yonkers's own 1.5% transfer tax is due within seven days of delivering the deed and before it is recorded; co-op sales and sales of $25,000 or less do not owe it.
