How property is sold here
Guilford County follows North Carolina's rules, with its own calendar and offices. Read the North Carolina guide for how the state works.
Tax sales
North Carolina law forbids selling tax liens, so Guilford County collects unpaid taxes by foreclosing and selling the property itself. Tax foreclosure sales are run by the county's outside attorney, Zacchaeus Legal Services, at the Guilford County Courthouse, 201 S. Eugene St., Greensboro, at noon on dates set as needed, with listings posted at zls-nc.com; bidders pay a 20% deposit in cash or certified funds. Every sale is followed by a 10-day upset bid period in which anyone can raise the bid by at least 5% (minimum $750) at the Clerk of Court's office, and the final buyer receives a Commissioner's Deed.
Foreclosure sales
Mortgage foreclosures in Guilford County are usually trustee sales under a power of sale, overseen by the Clerk of Superior Court and held at the Guilford County Courthouse in Greensboro after the notice of sale is posted at the courthouse and published. Each sale is open to 10-day upset bids filed in person at the Clerk of Court's office before it becomes final.
Assessed values
Guilford County did a full in-house reappraisal for 2026, but a state law (Senate Bill 889) paused it for one year, so 2026 tax bills use 2025 values and the new values take effect for the 2027 tax year.
Transfer tax
North Carolina's excise tax on deeds is $1 for each $500 of the price (0.2%), paid by the seller to the Register of Deeds, and Greensboro and Guilford County add no local transfer tax; recording a deed costs $26 for the first 15 pages.
Worth knowing
Because of the reappraisal moratorium, owners who appealed their 2026 reappraisal value have those appeals carried over to the 2027 tax year, and 2027 appeals may be filed through May 17, 2027.
Worth knowing
If no one bids at a tax foreclosure sale, the county, city or town bids the minimum opening amount, and the upset bid period still applies.
Worth knowing
The Tax Department has offices in both Greensboro (400 W. Market St.) and High Point (325 E. Russell Ave.).
